You successfully baited me to comment based on the Albury minimum lot size comment ("1000sqm or maybe it was 10000, I don't remember"). I just can't help myself when it comes to folks paying attention to Australia outside of the capitals, it's a weak spot I have, and so, nerd sniped I was. Anyway, from the regulations: https://legislation.nsw.gov.au/view/html/inforce/current/epi-2010-0433#sec.4.1A the consistent reference is "not less than 300 square meters". But looking at the Lot Size Maps (https://www.planningportal.nsw.gov.au/publications/environmental-planning-instruments/albury-local-environmental-plan-2010) there is some pretty wild fluctuations, with very large minimums outside of the city limits where growth is happening (very noticeable from the first 2 zones, especially around Ettamogah). But clearly these maps are not the end point, just that first barrier, as there are *substantial* deviations from the minimum lot sizes on those maps, even already displayed in the maps themselves!
Anyway, congratulations on nerd sniping me into seeing how complex the analysis is under the hood of what you were discussing, with the old classic of "saying something wrong on the internet".
